Hosts rarely lose a booking over the listing photos. They lose it over a changeover that ran late, linen that came back grey, or a set that never arrived at all.

  • The five-hour window

    A 10am checkout and a 3pm check-in leaves five hours to strip, clean, and make up. A supplier who delivers "sometime that day" is no use inside it.

  • Linen that ages in public

    Domestic machines and household detergent grey a white duvet cover in a season. Guests photograph it, and the listing carries the result.

  • One set is never enough

    Back-to-back bookings need a set on the bed, a set in the wash and a set on the shelf. Most hosts discover the third set the hard way.

Prices are indicative and per load, not per property. Your quote is priced on beds and turnover — a two-bed turning twice a week is not the same account as one turning twice a month.

  1. Before you commit

    We count beds and turns, not properties

    Two doubles and a sofa bed is three sets per turn. We look at real occupancy across a month, not the number of listings, because that is what sets the par level.

  2. The changeover

    The first delivery lands before the first checkout

    You start with a full set of clean linen in the property before anything of yours goes out. There is no turn you cover short.

  3. From then on

    One round, one contact

    Collections settle to a fixed day and window, processed at one plant in Wembley. The changeover stops depending on a washing machine.

No tie-in and no minimum term. If you are quiet in January, the rate does not change.

Airbnb laundry — the questions hosts ask first

Can you turn linen around for a same-day changeover?

You do not turn linen around on the day — you hold a set ahead. A 10am checkout and a 3pm check-in leaves about five hours to strip, clean, dry, press and make up. No laundry can do that reliably, ours included, and any supplier who says otherwise is describing a good week rather than a normal one.

  • Three sets per bed — one on the bed, one with us, one on the shelf — means the clean set is already in the property before the guest has left. The changeover stops waiting on anybody.
  • Collections and drops happen on the same visit. The used set goes out as the clean one arrives, so there is no second trip and no gap where a bed sits stripped.
  • The window sits before check-in, agreed when the account opens rather than assigned by a routing system on the morning.
  • If a run is disrupted, the spare set on the shelf is what protects the booking — which is exactly why the third set is not optional.
Do I have to hire, or can you wash linen I already own?

Either, and mixed accounts are normal. Hire from us, or we launder stock you already own — the round collects both the same way and on the same docket.

  • Owned stock stays yours. Nothing is bought back or written off to make a contract look tidier, and you keep every item you already paid for.
  • Hire covers replacement. Greying, wear, loss and staining are ours to carry rather than a cost you absorb every season — which for short lets is usually the larger number, because linen ages in public.
  • Hire means consistency. Every set is the same specification, so a replacement does not arrive a shade off the rest of the flat.
  • Most portfolios run both: hired bed linen and towels where turnover is high, owned duvets and pillows where the spec is yours.
How do you get in if nobody is there?

Access is agreed before the account opens — a key safe, a concierge, a porter's desk, a building code or a cleaner on site. It is the detail that decides whether a round runs smoothly, so it is settled first rather than discovered on the day.

  • The same driver runs the round. Access is learned once rather than re-explained to a new face each week, which is where most missed drops actually come from.
  • Nothing is left on a doorstep. If access fails, the drop moves to the next scheduled visit and you are told the same day, not discovered by a guest.
  • Codes and key-safe details are held on the account, not in a driver's phone, and are changed on request.
Will the linen match what guests see in the photos?

Consistency is the main practical argument for hire. Every set is the same specification, so the flat looks in month twenty the way it looked in the listing photos.

  • Items are pulled at the check stage when they start to grey, thin or fray, and replaced from stock before a guest ever sees them. You are not the one deciding whether a duvet cover has one more stay in it.
  • Commercial pressing is why a duvet cover still photographs well after fifty turns — a domestic tumble dryer is what puts the creases in.
  • Stains are re-treated before retirement, so a wine mark on a Saturday is not automatically a replacement cost on the Monday.
How many sets do I actually need?

Three per bed is the working number for anything busier than occasional weekends, and it is the single thing hosts most often get wrong when sizing an account themselves.

  • Two sets fails on a back-to-back. The second set is still with us when the next guest arrives, so a Friday-to-Sunday followed by a Sunday-to-Wednesday leaves you short on the Sunday.
  • A sofa bed counts as a bed. It is the most commonly missed set, and it is always missed on the busiest weekend rather than a quiet one.
  • Towels turn faster than bed linen — guests use several per stay — so towel par usually runs higher than three per guest.
  • Par is reviewed after a month of real occupancy and adjusted at no charge. Seasonal swing is expected; the level should move with it.
I manage several properties. Can they share one account?

One account manager, one invoice. Property managers and multi-listing hosts are the norm rather than the exception, and the round does not change — only the drop list does.

  • Each property keeps its own par level. A studio and a three-bed do not turn at the same rate, and averaging them is how one property runs short every weekend.
  • Consolidated billing with a per-property breakdown, so you see one number and can still tell which flat is consuming what.
  • Adding a property later is a change to the drop list, not a new contract, a new supplier relationship or a new price.
  • Properties on different rounds still share the account — the collection day may differ by area, the contact and the invoice do not.
Is there a minimum order?

No minimum order and no tie-in. If your area is already on a round, a single one-bed flat is a stop rather than a journey we have to justify — which is why some suppliers quote a minimum for short lets and we do not.

  • No volume threshold to keep the price you were quoted. A quiet January does not trigger a different rate.
  • Growing later is a par-level change, not a renegotiation — adding a second flat does not reopen the contract.
  • No exit fee. If it is not working, you say so and we collect our stock.
Do you cover my area?

  • Coverage extends to around 100 miles, so a property well outside the M25 is on a scheduled day rather than turned away.
  • Every area has its own page with the collection days and the plant distance for that round, so you can check the specifics before you call.
  • Distance changes the cadence, not the service. Central areas sit on daily rounds; further out runs to agreed days set when the account opens.

One round beats fifty washing machines

A domestic machine washing one set at a time is the least efficient way linen can be cleaned — and greying stock gets replaced years early, which is the larger cost of the two.

  • Fixed rounds mean shared journeys rather than a separate trip for every property.
  • Commercial washing does more linen per litre and per kilowatt than any domestic machine can.
  • Rinse water is recovered and feeds the next wash rather than the drain.
  • Items are re-treated before they are retired, so sets last their full life rather than half of it.
