What goes wrong

Office textiles are nobody’s job until they run out

Every other service on this site has someone whose job it is. Office laundry usually does not — it sits between facilities, the office manager and whoever noticed the towel dispenser was empty.

  • An empty washroom on the day you have visitors

    The washroom is the one room every visitor uses and nobody owns. Running out there costs more reputationally than anything else in the building, and it always happens on the wrong morning.

  • Deliveries during the working day

    An office is full between nine and six. A delivery that arrives then goes through reception, sits in a corridor, and gets opened by somebody whose job it is not.

  • End-of-trip facilities nobody planned for

    Showers and bike storage went into the building spec; the towel supply usually did not. Most end-of-trip areas run on whatever somebody ordered once.

How it is processed

Office textiles are not one classification

There are two buildings between your textiles and ours, and we own both: a production plant in Wembley and our Harrow site. Nothing is passed to a third party in between.

A washroom towel, a shower towel from end-of-trip and a breakout kitchen cloth carry three different soils and need three different washes. Run together they come back grey, and a grey towel in a washroom undoes whatever the building spent on the fit-out.

Buildings buy this differently depending on who holds the budget, so the account is shaped around which of the three you are.

    Landlord or FM company, several tenants

    Washroom and end-of-trip supplied to the building, breakout billed per tenant where the lease works that way. We can split the invoice rather than making you do it.

  3. Multi-site

    A portfolio on one agreement

    Staggered days across sites, one spec and one contact, so a new building is added to an existing arrangement rather than quoted from scratch.

Nothing here needs a long agreement — a single floor is a normal booking.

Office laundry — the questions we get most

What exactly do you supply to an office?

Four zones, and they are counted separately because they run out at completely different rates.

  • Washroom — roller towels and hand towels. The zone every visitor uses, and the one that costs you most reputationally when it is empty.
  • End-of-trip — shower towels for buildings with cycle facilities, washed on a gym classification rather than a washroom one.
  • Breakout and staff kitchen — tea towels and cloths, on their own wash because kitchen soil is not washroom soil.
  • Staff uniforms and meeting linen — reception polos, facilities wear, and table linen for catered meetings.
  • Entrance and logo mats are a separate line — ask about floor mat rental.
How do you work out how much we need?

From a walk-round, per zone — not from floor area. Guessing office volume from square footage is how buildings end up over-supplied in one place and empty in another.

  • Washroom volume follows headcount and the number of washrooms, which are not the same thing in a building with one per floor.
  • End-of-trip follows how many people actually cycle in, which is almost never what the bike-rack count suggests.
  • Breakout follows how much real cooking happens — a kitchen with a toaster and a kitchen with a hob are different accounts.
  • Par levels are reset after the first month against what you actually used.
Do you supply co-working and managed buildings?

Yes, and they are usually the more interesting accounts. Who pays for what varies by lease, and we can shape the billing around it rather than making you do it.

  • Washroom and end-of-trip supplied to the building, since those are common parts in most arrangements.
  • Breakout billed per tenant where the lease works that way — we can split the invoice.
  • Landlords and FM companies can hold one agreement across a portfolio with staggered delivery days.
  • A new building joins an existing arrangement rather than being quoted from scratch.
Are we tied into a long contract?

No long-term tie-in and no exit fee.

  • Terms flex with headcount rather than holding you to a pre-hybrid figure. Most offices are not the size they were when their last contract was signed.
  • Nothing needs you to be out of your current agreement first — the walk-round and the quote commit you to nothing.
  • Stock arrives before the old supplier is stood down, so no washroom is empty during the switch.
  • Adding or dropping a floor is a call to your account manager, not a renegotiation.
Can you deliver outside working hours?

Yes, and for most buildings it is the only sensible option. An office is full between nine and six, and a delivery then goes through reception, sits in a corridor, and gets opened by somebody whose job it is not.

  • Before opening or after close, agreed with the building rather than assumed.
  • Straight to the cupboard where access allows, so nothing waits to be claimed.
  • Managed buildings usually have a goods lift window we can work to — we arrange that with the FM rather than passing it to you.
  • A relief driver inherits the window with the route, so cover weeks do not become the weeks it goes wrong.
What does it cost?

Quoted on headcount and washroom count, not on a tariff. Two buildings with the same floor area can differ twofold depending on how many washrooms and whether there is end-of-trip.

  • No minimum order, so a single floor or a small studio is an ordinary account.
  • Hire or wash-only on every line, and mixed accounts are normal.
  • One round covers four zones rather than four suppliers each charging a delivery.
  • The walk-round and the quote cost nothing and commit you to nothing.
Why do washroom towels go grey?

Because they were washed with something else. A washroom towel, a shower towel and a breakout kitchen cloth carry three different soils and need three different washes.

  • Run together, everything comes back grey — and a grey towel in a washroom undoes whatever the building spent on the fit-out.
  • End-of-trip towels carry body oil, which needs the gym classification rather than the washroom one.
  • Kitchen cloths carry grease, and grease is what greys everything it travels with.
  • Grey stock is usually a wash problem, not an age problem. If you are replacing towels every few months, the cycle is wrong.
We have gone hybrid — can the volume come down?

Yes, and this is the most common conversation we have with office accounts. A building at 60% occupancy on a contract written for 100% is paying for towels nobody uses.

  • Par levels are reset against real usage, not against the headcount on the lease.
  • Tuesday-to-Thursday peaks are planned in rather than averaged away — most hybrid buildings are nearly full three days a week and quiet the other two.
  • Delivery frequency can drop as well as volume, which is often the bigger saving.
  • It works upwards too if occupancy comes back.
