What goes wrong

Curtains get cleaned once every few years and it shows

Curtains are the one soft furnishing nobody has a schedule for. They come down when somebody finally notices, which is usually well past the point where cleaning them is straightforward.

  • Shrinkage that ends in replacement

    A lined curtain has two fabrics that shrink at different rates. Cleaned on a general cycle it comes back two inches short and puckered at the lining — at which point the cost is a new pair, not a clean.

  • Rooms out of service while they are away

    A hotel bedroom without curtains is a bedroom you cannot sell. If the take-down and the rehang are not scheduled together, the room is out for a week rather than a day.

  • Nobody wants to touch the hardware

    Hooks, gliders, weights and tracks are the reason curtain cleaning gets deferred. A cleaner who leaves them for your maintenance team has moved the job, not done it.

How it works

Six steps from assessment to rehang

Curtains are not a wash, they are a project. These six are what stands between a clean curtain and an expensive mistake.

    Fabric type, measurements and condition recorded before anything comes down. Lined, interlined, blackout and sheer all take different processes.

    Dry clean, wet clean or specialist depending on what the fabric and the lining can take — a general cycle is what shrinks a lined curtain.

    Nicotine, damp marks and sun-rot are treated individually. Some sun damage is permanent and we will tell you before cleaning rather than after.

    Finished on the hanger so the pleats fall as they were made, then transported hung rather than folded.

How it is processed

Curtains are cleaned to the fabric, not to a cycle

There are two buildings between your curtains and ours, and we own both: a production plant in Wembley and our Harrow site. Nothing is passed to a third party in between.

A lined curtain is at least two fabrics behaving differently in the same wash, which is why the assessment decides the process rather than the other way round. Blackout coatings and rubberised linings in particular do not survive a general cycle.

Three ways commercial curtains get scheduled

The cleaning is the easy part. What decides whether a curtain job is painless is how many rooms are out of service at once, and for how long.

  1. Phased

    A floor at a time, rooms back in a day

    The usual arrangement for hotels. Take-down and rehang are booked as a pair so no floor loses more than a day of sellable rooms.

  2. Out of hours

    Offices and clinics, outside working time

    Take-down after close and rehang before opening, so nobody sees a bare window during the working day.

  3. Whole property

    A refurbishment or a change of ownership

    Everything down at once, cleaned and stored, and rehung to a schedule that follows the works rather than fighting them.

Nothing here needs a contract — a single floor is a normal booking.

Commercial curtain cleaning — the questions we get most

Do you take the curtains down and rehang them?

Yes — take-down, hardware and rehang are part of the job, not something left for your maintenance team. That is the single most common reason curtain cleaning gets deferred for years.

  • Hooks, gliders and weights are removed and bagged against the room they came from, so nothing comes back to the wrong window.
  • Take-down and rehang are booked as a pair at the start, so a room is out for the turnaround rather than until somebody remembers.
  • Tracks and poles can be wiped down while the curtains are off, which is the only time it is easy.
  • Quoted with the job, on access and height rather than as a flat fee.
Will they shrink?

Not if the process is chosen for the fabric — which is exactly what a general cycle does not do. A lined curtain is at least two fabrics shrinking at different rates in the same wash.

  • Fabric, lining and drop are recorded at assessment before anything comes down, and the process follows from that.
  • Dry clean, wet clean or specialist depending on what the lining can take, not on what is convenient.
  • Blackout and rubberised linings are the ones that fail first on a general cycle, and they are handled separately.
  • If a curtain is too far gone to clean safely we say so before starting, rather than returning it two inches short.
How long are the rooms out of service?

Typically a day per phase, because take-down and rehang are scheduled together. A room without curtains is a room you cannot sell, and that is the real cost of the job.

  • Hotels are usually phased a floor at a time, so no more rooms are out than you agree to.
  • Offices and clinics go out of hours — down after close, back before opening.
  • Whole-property jobs during a refurbishment can be cleaned and stored, then rehung to follow the works.
  • The rehang date is agreed at the start, not arranged afterwards.
Can you get out smoke, damp or sun damage?

Smoke and damp usually yes; sun damage usually not, and we will tell you which before cleaning rather than after.

  • Nicotine and cooking residue respond to treatment before finishing, which is why stains are worked before the press rather than after.
  • Damp and mildew marks depend on how long they have been there and whether the fibre has gone.
  • Sun rot is permanent. The fabric has already broken down, and cleaning a sun-rotted curtain often finishes it — so we flag it at assessment.
  • You get told at assessment, not at delivery.
How often should commercial curtains be cleaned?

Hotel bedrooms every 12 to 24 months; clinic and care home privacy curtains far more often; offices every two to three years. The honest answer is that most buildings leave it far too long.

  • Curtains hold smoke, cooking residue and dust long before they look dirty — by the time it shows, the fabric has usually absorbed it.
  • Privacy curtains are a hygiene item and are usually on a much shorter cycle set by your own policy.
  • Cleaning on a cycle costs less than replacing on discovery, which is the real economics of it.
  • We will set a schedule with you rather than wait to be called.
What kinds of buildings do you work in?

Any commercial building with curtains, drapes or blinds. The fabric and the access change; the process does not.

  • Hotels and serviced apartments — bedroom drapes, blackouts and nets, phased a floor at a time so no more rooms are out of service than you agree to.
  • Care homes, clinics and surgeries — cubicle and privacy curtains as a hygiene item on their own classification, plus resident bedroom curtains on the same visit.
  • Offices, schools and colleges — full-height drapes, vertical and roller blinds, done out of hours or in the holidays so nobody sees a bare window.
  • Restaurants, bars, theatres and event venues — voile, velvet, dividers, stage drapes and backdrops, worked around your closed days.
  • Not on the list? If it has curtains and it is a business address, it is a normal booking.
What does it cost?

From £25 per curtain for standard sizes, including collection, cleaning and delivery. The full published range is on this page rather than behind an enquiry.

  • Priced by drop and fabric — standard to 137cm, long to 274cm, extra long beyond that, with separate rates for blackout, sheer and luxury fabrics.
  • Bulk rates start at five items: 10–15% off five to nine, 25–40% off ten or more.
  • A hotel floor or a whole care home is quoted on the actual count rather than off the list price.
  • Take-down and rehang are quoted with the job, on access and height.
Do you clean clinic and care home privacy curtains?

Yes, and they run on their own classification rather than with general soft furnishings. Around 1,708 clinics and 3,038 care homes sit inside our coverage.

  • Cubicle and privacy curtains are handled as a hygiene item, not as decoration.
  • Every load is temperature logged, which matters on any site that has to show how soft furnishings are handled.
  • Rotation sets can be held so a bay is never left without a curtain during a changeover.
  • Care home bedroom curtains go on the same visit as the cubicle sets.
Can this go on our existing linen account?
