Airbnb laundry in DubaiCollected once guests leave, returned before new ones arrive

LPlaundry looks after the sheets and towels you own for your Dubai holiday home, from a studio near the Marina to a villa out on the Palm. A driver picks the bag up after checkout, we wash everything in hypoallergenic detergent and iron the bed linen, and it's back with you before the next check-in. Pickup and drop-off are free.

Mapping your units

We pick up guest linen from short lets in all 13 of our Dubai zones, 137 areas in total, from apartments by the Creek to villa communities further inland. Pickup and drop-off are free in every one of them.

Dubai Marina, JBR, Downtown and Palm Jumeirah are long-established holiday home markets, and we collect from all of them: towers along the Marina, apartments on the Palm's trunk and the villas out on its fronds.

The same free collection runs to the rest of our 137 Dubai areas, and to the other six emirates if you let property there too.

Ajman, Umm Al Quwain, Ras Al Khaimah and Fujairah are served on weekly runs, so give turnovers there more notice.

    Adding up a turnover

Bed linen and Airbnb towel laundry are charged by the item in Dubai, so a changeover's bill can be worked out before the bag goes.

Count what leaves the bedrooms and bathrooms. A queen bed is often two sheets, one duvet cover and four cases, and it's worth allowing two towels a guest. Put those numbers against AED 25 a sheet, AED 9 a case and AED 7 a towel and you have the figure.

We don't charge to collect or deliver. Orders start at AED 50.

Hosts with units in more than one building can ask on WhatsApp for one quote covering the lot.

Why Dubai hosts hand us their linen

How we look after guest linen

Strangers sleep in these sheets and dry their faces on these towels, one after another. These are the four things we watch.

    • Easy on itchy skin

Hypoallergenic detergent, so a guest with eczema isn't scratching by the second night.

    • Nothing skips inspection

Sheets and towels are looked over by hand, so a mark is caught before the wash, not found afterwards.

    • Beds fit for the photos

Bed linen is ironed flat after washing, which is what makes a made bed look sharp in a listing picture.

    • Lighter on the planet

Biodegradable detergent. A busy rental gets through a great deal of linen in a year, so it counts.

    Pack these

    • Flat and fitted sheets with their cases
    • Duvet covers and bedspreads
    • Towels in bath, hand and pool sizes
    • Robes and shower mats
    • Pillows, duvet inners, protectors
    • Cushion covers, sofa covers, table linen
A rug, a shirt and swimwear kept to one side while the packed LP Laundry bag stands apart

    Not for this bag

    • Anything a guest forgot
    • Curtains, blinds and sheers
    • Rugs, runners and carpets
    • Garments marked dry clean only
    • Your own household washing

Curtains and rugs can travel on the same collection in bags of their own, since each has its own service. A shirt a guest forgot goes back to the guest, not to us. Curtain cleaning in Dubai

    Before the bag is tied

    1. Unit number on a tag, one bag per unit
    2. Towels shaken out on the terrace first
    3. Beds checked for rings, phones and chargers
    4. Stains and the next arrival time in your message

Strip it all, bag it once

If guests slept in it, dried off with it or ate off it, it goes in. Things with a service of their own, and anything that belongs to a person, stay out.

When the guest has gone, take everything off the beds and out of each bathroom in one sweep: sheets, cases, covers, towels, robes and the shower mat. That one bag is the whole changeover.

Some things only need us now and then. Cushion covers, table linen and the protector can join when they look tired; pillows and duvet inners every few months.

Curtains, rugs and anything a guest left behind stay out. The first two go in separate bags for their own LPlaundry service; the third goes back to whoever owns it.

Airbnb laundry in Dubai: your questions

What is Airbnb laundry in Dubai?

It's a service that washes your holiday home's own sheets and towels between guests. LPlaundry collects the bag from your Dubai flat or villa after checkout, checks each piece by hand, washes it in hypoallergenic detergent and irons the bed linen. It comes back folded before the next arrival, so the cleaner can make the beds straight away.

    • Your own linen, cleaned
    • Sheets come back ironed
    • You pay for linen, not the trip

How many sets of sheets should an Airbnb have per bed?

Three sets a bed is a safe number for a Dubai short let. One is on the mattress, one is with us being cleaned and one waits in the cupboard. That way a same-day changeover never depends on the laundry coming back first, and a stained sheet can be replaced without a rush.

    • One on the bed
    • One at the laundry
    • One spare

Do Dubai holiday homes have to provide linen and towels?

Yes, bed linen and towels are part of DET's furnishing checks. The Department of Economy and Tourism licenses every holiday home and inspects it against a minimum furnishing standard, and guests expect fresh sets each stay anyway. We wash the sets you provide; the permit and the inspection stay between you and DET.

    • Permit from DET
    • Linen and towels checked
    • Permit number on listings

How often should Airbnb sheets and towels be changed?

After every stay, however short. A new guest should sleep in a sheet nobody else has used since it was washed, and towels follow the same rule. Pillows, duvet inners and protectors can go longer: send them every few months, or straight away after a spill.

    • Sheets: every guest
    • Towels: every guest
    • Inners: every few months

How much does a linen changeover cost?

It depends on the pieces, because everything is priced per item. Count the sheets, pillowcases, covers and towels in one turnover and check them against the per-piece rates in the prices section of this page. Collection and drop-off cost nothing, and the minimum order is AED 50.

    • Item-by-item bill
    • Drop-off without a fee
    • AED 50 order floor

Can you turn linen round on the same day?

Yes, with express: order before 2 PM for a 5-hour return. That covers the main areas of Dubai and Abu Dhabi. If the gap between guests is longer, give us the checkout and check-in times and we plan the drop-off to land before your arrival.

    • Cut-off 2 PM
    • Five hours, start to end
    • Main areas only

Who hands over the linen if I'm not in Dubai?

Your cleaner, or the security desk if your building has one. Tell us on WhatsApp who will have the bag and where, and the driver collects it at the door. For a gated villa community, say if a visitor pass is needed at the gate so the driver isn't held up there.

    • Cleaner at the door
    • Security desk, if your building has one
    • Flag the gate pass

Will my linen get mixed up with another host's?

No, your sets come back to your property. We clean the linen you own and keep each order apart from the others. If you run more than one unit, tag every bag with the unit name or number, and each set is returned to its own address.

    • Orders kept apart
    • Tag every bag
    • Back to the right unit

How do I get sunscreen marks out of white sheets?

Tell us before the wash so the patch is checked first. Sunscreen and fake tan leave yellow or orange marks on white cotton, and a hot wash at home can fix them in. When you book, say which sheets or towels have marks; every piece is looked over by hand before it goes in.

    • Flag it when booking
    • Hand-checked
    • No hot wash first

Can you clean linen for several holiday homes?

Yes, and one quote can cover all of them. Send the number of units with a rough count of beds and bathrooms in each. Keep each unit's linen in its own tagged bag, and we can collect from several addresses as your bookings fall, across Dubai and the other emirates.

    • One quote for many units
    • Tagged bag per unit
    • Other emirates as well

    Airbnb laundry, the Dubai way

Letting a flat to visitors in Dubai is regulated. Every holiday home needs a permit from the Department of Economy and Tourism (DET), covering stays from one night up to 90 days, and the permit number has to appear on every listing. DET inspectors check homes against a minimum furnishing standard, with bed linen and towels on that list. So the linen cupboard is part of what gets looked at, not only what your guests notice.

    Read moreShow less

Dubai recorded 18.72 million international overnight visitors in 2024. That's a lot of arrivals, and a unit that turns over every few days needs more than one set of linen for each bed. Keep three if you can: one on the mattress, one with us and one folded in the cupboard. Then a changeover never waits on the wash, and a stained sheet can be swapped without a scramble.

The size of the job varies a lot. A one-bed in one of Downtown's supertall towers, such as the Grande with its 866 apartments, makes a small bag. A villa on the Palm's fronds can have anywhere from two to ten bedrooms and its own beach access, which means a mountain of sheets plus towels full of sand. Tell us the bed count when you book so the driver knows what's coming.

The seasons change the work too. Summer runs from the last week of April to the first week of October, with July and August above 43°C, and pillows and protectors soak up sweat even with the AC on. If your calendar gets fuller once January highs drop to around 22°C, have the spare sets ready before then. And when the shamal lifts sand off the desert for days at a time, it settles on bedspreads and on towels left on the terrace, so shake those before they're bagged.

Handover is straightforward. Your cleaner can pass the bag to the driver at the door, or leave it with the security desk if your building has one. In a gated villa community, say in your message if the driver will need a visitor pass at the gate.

    • Three sets a bedOne on the mattress, one with us, one in the cupboard. A tight turnover never has to wait.

    • Summer pillowsLate April to early October is sweat season. Send pillows and protectors in a quiet week.

    One trip, several bags

Sheets and towels are the weekly job. Curtains, rugs and sofa fabric in a Dubai rental need attention less often, and they can join the same collection.

Guest linen goes in its own bag. Anything else goes in another: curtains folded in one, a rug rolled and tied, your own clothes in a third.

Say in your message what's coming. It all leaves on the one collection, and every service returns on its own timing.
